SERVICE REQUEST
If you’ve been shopping for a home in South Carolina — or if you’re already a homeowner — you’ve probably heard the term “termite bond” come up. Maybe your real estate agent mentioned it, or it appeared in a home inspection report. But what exactly is a termite bond, do you need one, and what does it actually cover?
As a family-owned pest control company that’s been serving Lexington and Columbia since 1981, we’ve answered this question more times than we can count. Here’s everything you need to know.
What Is a Termite Bond?
A termite bond (sometimes called a termite warranty or termite contract) is an ongoing service agreement between a homeowner and a licensed pest control company. In exchange for an annual fee, the pest control company agrees to:
- Inspect your home annually for termite activity
- Re-treat your home if termites are found during the contract period
Some termite bonds also include a damage repair clause, meaning the company will pay for repairs if termites cause damage while the bond is active. Not all bonds include this — if damage coverage matters to you, make sure you understand exactly what’s covered before you sign.
Why Termite Protection Is Especially Important in South Carolina
South Carolina is one of the highest-risk states in the country for termite damage, and the Midlands is no exception. Eastern Subterranean Termites are the primary culprit in our area — the most destructive termite species in North America. Their underground colonies can contain hundreds of thousands to millions of workers, and they silently eat through wood from the inside out, often causing significant damage before any visible signs appear.
Our warm temperatures and high humidity make the Midlands an ideal environment for termite colonies to thrive year-round. And homeowners insurance typically does not cover termite damage — making prevention all the more important.
Is a Termite Bond Required in South Carolina?
It’s not legally required for homeowners. However, if you’re buying or selling a home, your lender or buyer may require a current termite inspection and active bond as a condition of the transaction. Many mortgage lenders — particularly those issuing FHA and VA loans — require a termite inspection report, and some require an active bond.
If you’re selling your home and don’t have a bond in place, getting one established before listing can prevent last-minute surprises during closing.
What to Look for in a Termite Bond
- Annual inspections — The bond should include at least one annual inspection
- Re-treatment guarantee — If termites are found, the company should re-treat at no additional cost
- Damage repair coverage — If offered, understand the limits and what qualifies
- Transferability — Can the bond be transferred to a new owner when you sell? This can be a selling point
- Licensed company — Make sure the company is licensed by the South Carolina Department of Pesticide Regulation
What Does a Termite Bond Cost in South Carolina?
Costs vary depending on the size of your home, the treatment method used, and whether damage repair coverage is included. Initial termite treatment costs can range from a few hundred to over a thousand dollars, with annual renewal fees typically in the $100–$300 range.
The cost of a bond is a fraction of the cost of repairing termite damage, which can run into the tens of thousands of dollars.
Treatment Methods: What Are My Options?
Liquid barrier treatments: A chemical treatment is applied to the soil around and under your home’s foundation, creating a barrier that kills termites before they can reach your structure.
Termite bait systems: Bait stations are placed around the perimeter of your home. Termites find the bait, consume it, and share it with the colony — eventually eliminating it.
Our technicians can explain the options and recommend the right approach for your specific home and situation.
